Real estate and development is an important facet of the work Canada Lands Company undertakes to improve the value of a given asset.
Following the purchase of a development property at fair market value from the Government of Canada, Canada Lands applies its expertise and may elect to develop, hold or sell a property. At the outset of the development process, Canada Lands fully engages the community and civic officials to collaborate in preparing a consensus-based plan for the property, with connection to the surrounding area. Canada Lands then makes applications for planning approvals from the municipality.

Public Engagement
With most of its projects, Canada Lands Company undertakes a public engagement process. The Company’s process may include such activities as meeting with community organizations, holding public open houses and online engagements and establishing local advisory committees.

Plan Approvals
After completing an engagement process, Canada Lands creates a development plan for the property that incorporates sustainable design principles and may also include an affordable housing component and green spaces. This plan is submitted to the municipality for consideration and approval.

Site Improvements
Once approvals are received, Canada Lands typically carries out site servicing and improvements. Other work may include renovating existing roads, demolishing unsafe structures and installing new roads and other municipal services such as sewers and streetlights.

Sales and leasing
Canada Lands markets and sells properties to builders to carry out construction consistent with the approved plan. It may also have interim leasing activities, or retains and manages properties of significant value on behalf of the Government of Canada.
