Downsview West

The Downsview West district, part of the Canada Lands’ Downsview Lands is a 30-hectare (74 acre) property in the centre of the Greater Toronto Area and adjacent to the much-celebrated Downsview Park.

Downsview West is an emerging neighbourhood located within the Downsview Area Secondary Plan which is bordered by Sheppard Avenue West to the west and north, the Barrie GO Train line to the east, and Carl Hall Road to the south.

The Update Downsview project was initiated by a joint planning application known as the id8 Downsview Framework Plan, submitted by Canada Lands Company and its neighbouring landowner partner, Northcrest Developments in October 2021. The Secondary Plan, Master Environmental Servicing Plan, Urban Design Guidelines, Community Development Plan, and Zoning By-law for Meanwhile Uses were approved in May 2024.

As planning continues for the Downsview West site and progress continues towards the District Plan approval from the City of Toronto, Canada Lands will continue to actively engage with the local and surrounding community. To support this, a Downsview West website has been launched. The website offers a modern and accessible experience for users that shares the vision of the future Downsview West, background information on the development, and many of the stories – big and small – that have helped shape the area known as Downsview today.

Downsview West is to become the second largest transit-oriented development in the City of Toronto and will be developed over multiple phases. The district will include approximately 9,200 homes, including 20% affordable housing; at least 89,200 square metres (960,140 square feet) of non‑residential space, one school and three daycares, approximately 2 hectares (4.9 acres) of public parks and an additional 2.5 hectares (6.1 acres) of privately owned publicly accessible open space.
