The 470 Tremblay Road site (formerly 530 Tremblay Road) is 26.4 acres/10.7 hectares and currently vacant. The site is owned by Public Services and Procurement Canada (PSPC). PSPC will retain ownership of 7.8 acres/3.1 hectares to build new office space.
It is located south of Highway 417 and the St. Laurent Shopping Centre, and across the highway from a new light rail transit station. As a result of Official Plan policies developed and approved in 2014, the property has been zoned to encourage transit-oriented development.
A public engagement process for the site’s redevelopment was completed in 2019 and a development plan was submitted to the City of Ottawa for approval in 2020. The development plan includes a mix of uses and amenities, municipal infrastructure needs associated with the Tremblay Road re-alignment, an upgraded sewer main, a stormwater management facility, the incorporation of open areas and landscaping and a new park.
At the request of the federal government, Canada Lands and PSPC are working together to find innovative ways to address underused sites such as 470 Tremblay Road, Canada Lands will be responsible for implementing site servicing, building of the park and development of the surplus 18.6 acres/7.3 hectares.
