A Canada Lands collaboration with the Government of Canada
Canada Lands and Public Services and Procurement Canada (PSPC) are working together to find innovative ways to address underused federal sites such as 470 Tremblay Road. The site (formerly 530 Tremblay Road) is 10.7 hectares (26.4 acres) and currently vacant. PSPC will retain ownership of 3.1 hectares (7.8 acres) to build new office space and the remaining 7.3 hectares (18.6 acres) will be sold to Canada Lands for development.
The property is located south of Highway 417 and the St. Laurent Shopping Centre, and across the highway from a new light rail transit station. As a result of Official Plan policies developed and approved in 2014, the property has been zoned to encourage transit-oriented development.
Following a public engagement process in 2019, a development plan was submitted to the City of Ottawa in 2020. Approval was received in June 2021. The development plan includes a mix of uses and amenities, municipal infrastructure needs associated with the Tremblay Road realignment, an upgraded sewer main, a stormwater management facility, the incorporation of open areas and landscaping and a new park. Canada Lands will be responsible for completing roads and site servicing as well as building the park.
PSPC cancelled the office development at 599 Tremblay Road (adjacent to 470 Tremblay Road site that is surplus) and is in the process of determining the disposal strategy. Site servicing activities are on hold until PSPC determines the way forward for the property. Consultant work on municipal approvals and finalizing engineering design will continue while waiting for direction from PSPC.
